A roof window can transform a dark loft or landing, but only if it's fitted right. The cut in the roof, the frame, and the flashing around it all have to be watertight — a poorly fitted skylight leaks, and a leaking skylight is a miserable thing. We fit Velux and roof windows so they let in light and nothing else.

Most leaks are at the flashing, not the glass. We renew the flashing kit so water runs around the window, not into it.

Usually not for a like-for-like replacement or a window that doesn't significantly alter the roofline. Adding a new roof window generally falls under permitted development, but rules differ in conservation areas and for listed buildings, and if you're changing the roof shape you may need permission. We'll flag anything that looks like it needs a check with the council.
